What you’ll be doing...

This position has end-to-end responsibility for the development, implementation, and management of site acquisition for all Small Cell and/or In-Building solutions.
•Identifying high value co-location and attachment opportunities, i.e. utility companies, municipalities, and establishing licensing/ franchise agreements for the purpose of enabling VZW to install Small Cells and deliver fiber in the public right of way.
•Facilitating discussions with city and county planning boards to ensure the deployment of small cells in the public right of way.
•Crafting effective and efficient “on-boarding” processes with each site acquisition provider.
•Budgeting, forecasting, and reporting of site development progress; with accurate and timely maintenance of internal databases.
•Managing vendors through site development: e.g., lease negotiation, zoning, and permitting. Ensuring proper FAA, FCC, NEPA and SHPO requirements are met.
•Collaborating with planning departments, community officials, consultants, and legal counsel to resolve any challenges.
•Negotiating individual lease agreements with commercial entities.

You’ll need to have:
•Bachelor’s degree or four or more years of work experience.
•Three or more years of relevant work experience.
•Wireless site development experience.
•Knowledge of regulatory requirements (FAA, FCC, NEPA, SHPO).

Even better if you have:
•A degree.
•Strong negotiation and presentation skills to effectively deal with governmental authorities and realize competitive lease rates with property/asset owners.
•Strong financial acumen.
•Strong project management skills.

Strong organizational skills, with the ability to be detail oriented and work independently, accurately and effectively in a fast-paced environment.

•Ability to prioritize tasks and work quickly.
•Strong writing skills for business case memorandums and other forms of written or verbal communication.
•Three or more years of Real Estate experience to include lease negotiation/review, environmental due diligence, site acquisition, and zoning/permitting with a wireless communications company or utility.
•Three or more years of experience with direct engagement in zoning and permitting.
•Three or more years of experience in contract negotiation.
•Understanding of small cell wireless design, implementation and maintenance functions.
•Proficiency in Microsoft Office Suite (Excel, Word, and PowerPoint).
