What you’ll be doing...

You will project manage multiple real estate projects (new build macros, COWs, temporary sites, and mods) for assigned markets in support of regional goals.

  • Work closely with third party vendors related to site acquisition, outside legal counsel, environmental consultants, surveyors, A&E firms, and zoning/permitting consultants. Interpret real estate contracts and lease package documents such as Deal Memos, Risk Assessment Letters, Environmental Reports, Chain of Titles, and FAA/FCC data to ensure compliance with Verizon Wireless (VZW) policies/standards and Master Lease Agreements.
  • Confirm compliance with all Regulatory guidelines for all assigned Projects by following established policies and procedures and assist Regulatory Team with filing, tracking, and submitting FAA/FCC documents for Regulatory Construction and In-Service approvals.
  • Enter required information in various databases applicable to the cell build, such as, but not limited to, FUZE, Sitetraker, and EnSite.
  • Work closely with internal and external teams to resolve issues related to local, county, and state jurisdictions regarding land uses such as zoning and permitting.
  • Sustain open and ongoing communication with internal and external teams including RF Design, Regulatory, System Performance, Operations, Outside Counsel, Engineering Firms, and Professional Expert Consultants.
  • Support Project Management team by attending weekly status meetings and providing updates on assigned projects.
  • Maintain project tracker and provide weekly reports.
  • Provide additional support related to on-going written program development of processes and procedures.
  • Provide back up support for answering regional email boxes.
  • Help with document upload into various databases.
  • Utilize the AirSpace tool to evaluate FAA/ASR requirements via the shared email box.

What we’re looking for...

You’ll need to have

  • Bachelor’s degree or one or more years of work experience.

Even better if you have

  • A degree.
  • Three or more years of real estate or land development to include property management, lease preparation, lease negotiations, lease review, environmental due diligence, site acquisition, zoning, permitting, and title work.
  • Good understanding of EME compliance rules; evaluating studies, AM detuning studies, FAA verification, contour evaluation and verification, FCC 850 laws.
  • Excellent understanding of NEPA, SHPO, Environmental details, 1A/2C survey requirements, CDs evaluation, FAA determination letter, Drafting Landlord safety letters.
  • Experience on engineering team, vendor teams, ideally SOW team management highly desired.
  • Good Knowledge in Atoll, MapInfo, ArcGIS, Excel, Word, PowerPoint, Excel, and Access.
  • Traffic engineering experience and expertise.
  • Experience in RF design & optimization of LTE/VoLTE networks.
  • Strong knowledge of Verizon PO process.
  • Excellent knowledge in FUZE Modules, RFDS Module, RoofMaster, Airspace, Tableau and Site Tracker.
  • Experience with known Wireless industry vendors/tower companies.
  • Demonstrated ability to quickly prioritize tasks and provide quick, accurate, and effective results in an extremely fast-paced and demanding environment with ambitious goals.
  • Proven capacity to work under tight deadlines and manage competing priorities.
  • Demonstrated a team player capability.
  • Demonstrated excellent analytical, problem solving, communication, and interpersonal skills.
  • Solid project management expertise.
