What you’ll be doing...

You’ll be responsible for negotiating major transactions from an owner’s perspective including: sales, new site requirements, subleases, purchases, renewals, dispositions, easements, development sales, etc.

  • Identify and execute monetization opportunities within the portfolio, including complex separation/subdivision/condominium sales.
  • Assume end to end responsibility for all transactions, including acting as a single point of contact to third parties (landlords/owners/purchasers/adjacent property owners), engagement and handoff to appropriate disciplines within GRE, such as planning, D&C, finance, operations, and network.
  • Prepare detailed financial analysis of all transactions, such as: lease vs buy, investment sales, buyout analysis, etc.
  • Ensure funding and scope are correctly identified and communicated.
  • Draft CAS documents for all deals to secure senior management approval.
  • Manage and direct outsourced teams associated with real estate transactions including new leases, lease renewals, lease terminations, sublease and lease to third parties, acquisitions, fee simple dispositions, and the granting of easements/licenses on Verizon fee properties.
  • Monitor staff performance and take corrective action as necessary.
  • Act as a single point of contact and assume asset management responsibilities for the portfolio, including responding to all buyer inquiries, neighbor conflicts, easements, and legal matters.
  • Procure, manage and direct real estate brokers and attorneys from third party service providers to assure our portfolio strategy is implemented in a timely manner in advance of lease expiration and renewal dates and to meet land and building acquisition and disposition objectives.
  • Review and approve all transactions to assure Verizon procedures are followed, affected organizations are aware and in concurrence with the transaction, and that Verizon has received appropriate value, consistent with Verizon's credit, within the marketplace for its assets or lease commitments.
  • Perform reviews of Lease, Sublease, Sale, Purchase, Easements, Right of Way, License and Condo documents, CAS, financial documents, etc.
  • Procure, coordinate, direct, review and interpret transaction due diligence materials, such as zoning analysis, Financial Models, Appraisals, Surveys, MEP separation reports, environmental reports, PCA's, architectural massing studies, title reports, and other technical documents, and provide direction or resolution.

What we’re looking for...

You'll need to have:

  • Bachelor's degree or four or more years of work experience.
  • Six or more years of relevant work experience.
  • Knowledge of commercial real estate procedures, laws, and financials as well as associated terms and processes.
  • Analytical and financial experience to create or evaluate spreadsheets or budgets.
  • Experience evaluating technical drawings, surveys, property reports, market data, appraisals or other documents.
  • Experience evaluating property operations and building issues through documentation site visits or detailed site reviews.
  • Knowledge of financial modeling software, systems for managing projects, etc.

Even better if you have:

  • An advanced degree in either Business Administration or Real Estate.
  • High degree of writing skills and the ability to effectively present material verbally.
  • Leadership skills to manage direct and indirect reports as well as influence other teams, including strategic partners to achieve desired objectives.
  • Ability to interface with senior leadership, building occupants, landlords, buyers and other contacts in the daily management of projects.
  • Ability to work well with other corporate disciplines such as Tax, Legal, Risk Management, Environmental Manager, Security, Lease Administration, Treasury and Accounts Payable.
  • Expertise in the Greater New York City market.
