What you’ll be doing...

The Real Estate Engineer III Specialist – RE/Regulatory is responsible for daily decision making and task/project management to ensure that assigned projects are completed within stated timelines. Work may involve selecting site candidates and supervising third party vendors in performing due diligence studies, negotiating leases or amendments, and obtaining governmental approvals and permits. They are expected to work largely independently and effectively prioritize multiple competing projects. In addition, this position will interact with other departments, landlords, community officials, consultants and outside legal counsel to resolve site development issues.

  • Interpret and understand VZW policies and procedures and effectively communicate them to third-party vendors.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Negotiate and work with all types of Landlords and their agents in order to preserve the Company’s rights and meet the Company’s contractual and regulatory obligations.
  • Identify and resolve network critical or site critical issues requiring immediate escalation to the Network leadership team.
  • FUZE task/documentation true-up for each project.
  • Organize projects in Site Tracker (Sales Force).
  • Certificate of Insurance and Bonds.
  • Track Lease expirations.
  • Analyzing potential site locations and then creating business case for site acquisition.
  • Managing vendors and purchasing during the site acquisition process.
  • Ensuring compliance with all applicable regulations.
  • Interfacing with stakeholders like landlords, government employees, community officials and legal counsel.
  • Maintaining database systems and reports pertaining to cellular site projects.
  • This position will be based out of Rochester NY.

You'll need to have:

  • Bachelor's degree or four or more years of work experience.
  • Three or more years of relevant work experience.
  • Experience in legal, contract management, project management, or construction.
  • Knowledge of land use and zoning procedures, real estate acquisition and finance.
  • Knowledge of local & regional zoning, planning, and environmental standards and policies.

Even better if you have:

  • A degree.
  • Knowledge of legal and financial terms and capability to read and interpret contracts.
  • Five or more years of work experience in site acquisition, commercial real estate, or property management.
  • Two or more years of work experience in the wireless industry.
  • Excellent negotiation skills, interpersonal skills, effective verbal/written communications skills, and organizational skills.
  • Ability to troubleshoot, analyze and solve problems.
  • Ability to take initiative and manage multiple competing priorities while consistently meeting deadlines.
  • Proficiency in using computers, including experience with relational and web-based database applications.
  • Microsoft Office software, including Outlook, Excel and Word. Experience with MS PowerPoint and MS Project also desirable.
  • Real estate agent or broker’s license.
  • Valid driver’s license.
