What you’ll be doing...

This position will be based out of Rochester NY.We are looking for a strong candidate who would be in a supporting role for the Real Estate Department in Up State NY.

  • Manage vendors and purchase tracking.
  • Ensure compliance with all applicable regulations.
  • Interface with stakeholders like landlords, government employees, community officials and legal counsel.
  • Maintain database systems and reports pertaining to cellular site projects.

You will be responsible for daily decision making and task/project management to ensure that assigned projects are completed within stated timelines. Work may involve working with several tools to manage leases, land lords and utilities. You will work largely independently and effectively prioritize multiple competing projects.

  • Interpret and understand VZW policies and procedures and effectively communicate them to third-party vendors.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Negotiate and work with all types of Landlords and their agents in order to preserve the Company’s rights and meet the Company’s contractual and regulatory obligations.
  • Identify and resolve network critical or site critical issues requiring immediate escalation to the Network leadership team.
  • Organize projects in Site Tracker (Sales Force).
  • Certificate of Insurance and Bonds.
  • Track rent triggers.
  • Pay Utilities and utilize reporting tools.

You will need to have;

  • Bachelor’s degree or one or more years of work experience.
  • Knowledge of wireless telecommunications networks and RF specifications.

Even better if you have:

  • A degree.
  • Two or more years of relevant work experience.
  • Experience in legal, contract management, project management, or construction.
  • Knowledge of land use and zoning procedures, real estate acquisition and finance.
  • Knowledge of local and regional zoning, planning, and environmental standards and policies.
  • Knowledge of legal and financial terms and capability to read and interpret contracts.
  • Two or more years of work experience in site acquisition, commercial real estate, or property management.
  • Two or more years of work experience in the wireless industry.
  • Excellent negotiation skills, interpersonal skills, verbal/written communications skills, and organizational skills.
  • Ability to troubleshoot, analyze and solve problems.
  • Ability to take initiative and manage multiple competing priorities while consistently meeting deadlines.
  • Proficiency in using computers, including experience with relational and web-based database applications.
  • Proficiency in Microsoft Office with strong Excel knowledge.
  • Microsoft Office software, including Outlook, Excel and Word. Experience with MS PowerPoint and MS Project also desirable.
