What you’ll be doing...

Customer demand for wireless data service keeps growing, and to stay ahead of demand, we’re deploying new technology—small cells. Small cells add coverage and capacity, but at a fraction of the size of a traditional cell site. You’ll scout potential sites for new small cells (like existing utility poles, for example) and manage the site acquisition process. Your work will mean that even more users can connect to reliable high-speed wireless service, anywhere they live, work, and play.

  • Analyzing potential site locations and then creating business cases for site acquisition.
  • Managing vendors and purchasing during the site acquisition process.
  • Ensuring compliance with all applicable regulations.
  • Interfacing with stakeholders like landlords, government employees, community officials and legal counsel.
  • Maintaining database systems and reports pertaining to cellular site projects.
  • Bidding sites out to turnkey vendors and choosing vendors for awards.

5G Real Estate project specialist focused on obtaining and tracking any and all necessary construction related permits forvarioustelecommunication projects associated with 5G deploy strategies.

As the 5G project specialist, you will be responsible for building relationships and obtaining needed approvals to support the 5G deployment strategies. You will work closely with the engineering team carrying their design through permitting to construction. You will be responsible for tracking all permits and lease applications.



Responsibilities

  • .Attend field site visits with RF teams for candidate selection and engineering viability.
  • Update mapping and project management databases.
  • Schedule, submit, and track permits needed to meet critical engineering due dates.
  • Complete and comprehend zoning ordinance reviews.
  • Resolve complex zoning and/or permitting issues.
  • Coordinate with private landlords to negotiate and secure lease entitlements and private property easements as project scope defines.
  • Understand outside plant design principles, work order procedures, telecommunication standards and any relevant EME safety requlations, electric codes, local and governmental jurisdictional rules.
  • Work with state, county, local jurisdictional agencies and municipal authorities to obtain zoning approvals and building permitsfor construction work associated with 5G deployment in the public right of way.
  • Build and maintain relationships with municipalities and manage all aspects of compliance of conditions of approvals from municipalities for the installation, operation and maintenance of wireless/fiber facilities and or any necessary modifications to existing facilities

You’re an expert project manager—organized, detail oriented, and efficient. You’ve got excellent negotiation skills, and can work effectively with a variety of stakeholders, even in challenging situations. You’re driven to resolve problems and overcome hurdles, and you approach every situation with a can-do, team-player attitude.

You’ll need to have:

  • Bachelor’s degree or four or more years of work experience.
  • Three or more years of relevant work experience.
  • Experience with wireless leasing or zoning.

Even better if you have:

  • A degree.
  • Real estate background. Ideally, in commercial leasing/acquisition, property management, site acquisition, land use entitlements, or real-estate affiliated legal.
  • 2+ years of permitting experience while working within telecommunications, wireless, outside plant or field operations.
  • Excellent organizational and planning skills with the ability to prioritize multiple tasks.
  • 2+ years of experience in real estate or land development, including but not limited to lease preparation, lease review and negotiations, site acquisition, permitting, and zoning.
  • Experience with right away permit applications/documents.
  • Ability to read technical drawings, site plans and A&E drawings.
  • Ability to read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination.

Bonus:

  • Experience with wireless telecommunication equipment.

  • Fiber engineering experience.
