What you’ll be doing...

The DAS/Venue Real Estate Regulatory Engineer is responsible for negotiating leases and amendments, working with legal counsel, engineering, South Area Real Estate and VZW HQ. Ability to interact with other departments, landlords, community officials, consultants and outside legal counsel to resolve site development issues is required. Provide guidance to the regional network teams concerning lease agreements. Provide guidance on process and procedures, and navigate through highly complex projects. Ability to interface with internal leadership and external executive teams to simplify complex projects.

The Real Estate Regulatory Engineer will have the following responsibilities:

  • Lead multiple ongoing projects simultaneously.
  • Interface with internal and external leadership in a professional manner.
  • Facilitate meetings and prepare presentations.
  • Financial analytics.
  • Perform project management activities-Maintain project tracker and facilitate market-wide project calls
  • Develop resolutions to complex problems that require the use of creativity and makes decisions that impact projects and Region.
  • Knowledge of Existing & Emerging Technologies- Understand network evolution and how RE/Regulatory applies to technology.
  • Requires strong proficiency in Real Estate and Regulatory compliance as it pertains to DAS/Venue facilities deployment.
  • Interpret and understand VZW policies and procedures and effectively communicate them to third party vendors and internal network teams.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Understand DAS/Venue agreements and exhibit components. Review proposed agreements and work with legal and management to interpret and evaluate agreements.
  • Identify and resolve network critical or site critical issues requiring immediate escalation to the management team.
  • Successfully negotiate and work with all types of Landlords and their agents, and vendors in order to preserve the Company’s rights and meet the Company’s contractual and regulatory obligations.
  • Interpret and understand VZW policies and procedures and effectively communicate them to third party vendors and internal network teams.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Collaborate with HQ RE/Regulatory in the negotiation of national agreements.

You’ll need to have:

  • Bachelor’s degree or four or more years of work experience.
  • Three or more years of relevant work experience (DAS/Venue).
  • A valid Driver's license.

Even better if you have:

  • A degree.
  • Four or more years of Real Estate or Land Development experience to include property management, lease document preparation, lease negotiation, lease review, environmental due diligence, site acquisition, zoning, permitting, and title work.
  • Four or more years of contracts experience including knowledge of legal and financial terms and the ability to read and interpret contracts.
  • Experience in Microsoft Office Suite (Excel, Access, Word, Power Point, Outlook).
  • Experience in Google Office (Gmail, Calendar, Drive).
