What you’ll be doing...

You’ll be a part of a dynamic team that supports Real Estate functions across the East Territory. You’ll be working closely with Sub-Market Real Estate teams, interfacing with HQ Network Real Estate, NS Tool Developers as well as other functional team members and Territory leaders.

  • Review of Site Leases/Contracts and other legal documents to ensure compliance with HQNRE leasing guidelines for acceptable commitment language, that rent and other financial obligations have been properly documented and that the appropriate level of approvals have been obtained.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Ensure the integrity of financial and non-financial data being entered into tools is accurate and reliable for reporting purposes.
  • Ensure that Leases are in compliance with cost transformation initiatives and are papered correctly under the appropriate Master Agreement.
  • Interpret and understand HQNRE Leasing guidelines, policies and procedures and effectively communicate them to other parties as needed.
  • Prioritize and troubleshoot inquiries from sub-markets and real estate field personnel and resolving issues in a timely manner.
  • Partner with the West Territory and FUZE Core Teams on FUZE Real Estate initiatives
  • Lead/partner in process standardization and cost transformation initiatives.
  • Provide project support and coordination for projects and special initiatives as assigned.
  • Create training materials and provide trainings as needed to groups impacted by RE process development/changes.

You’ll need to have:

  • Bachelor’s degree or four or more years of work experience.
  • Three or more years of relevant work experience.
  • Experience in the Wireless Industry.
  • Contracts experience including knowledge of legal and financial terms.
  • Experience with Microsoft Office software, including, Excel and Word.
  • Valid driver’s license.

Even better if you have:

  • A degree.
  • Paralegal background experience ideally in Real-Estate.
  • Ability to read and interpret Leases/contracts.
  • Real estate background. Ideally, in commercial leasing/acquisition, property management, site acquisition, land use entitlements, or real-estate affiliated legal.
  • Experience working with attorneys in a contract and legal capacity or paralegal training.
  • Experience with MS PowerPoint and MS Project.
  • Ability to perform VLOOKUP and pivot tables in excel.
  • Excellent interpersonal skills, oral/written communications skills, and organizational skills.
  • Demonstrated ability to troubleshoot, analyze and solve problems.
  • Demonstrated ability to take initiative and manage multiple competing priorities while consistently meeting deadlines.
  • Ability to maintain focus on goals.
