What you’ll be doing...

Real Estate Transaction Management for the Western Region of the United States Domestic Porftolio, encompassing over 450 transactions per year worth an aggregate value of roughly $500m USD.

  • Negotiate major transactions from an owner’s perspective including: sales, new site requirements, subleases, purchases, renewals, dispositions, easements, development sales, etc.
  • Identify & execute monetization opportunities within the portfolio, including complex separation/subdivision/condominium sales.
  • Assume end to end responsibility for all transactions including acting as single point of contact to third parties (landlords / owners / purchasers, adjacent property owners), engagement and handoff to appropriate disciplines within GRE, (planning, D&C, finance, operations, network).
  • Prepare detailed financial analysis for all transactions, such as: lease vs buy, investment sales, buyout analysis, etc. Ensure funding & scope are correctly identified and communicated. Draft CAS documents for all deals to secure senior management approval.
  • Manage and direct outsourced teams associated with real estate transactions including new leases, lease renewals, lease terminations, sublease and lease to third parties, acquisitions, fee simple dispositions, and the granting of easements/Licenses on Verizon fee properties.
  • Monitor staff performance and taking corrective action as necessary.
  • Act as single point of contact and assume asset management responsibilities for portfolio, including responding to all buyer inquiries, neighbor conflicts, easements, legal matters.

What we’re looking for...

You'll need to have:

  • Bachelor’s degree or four or more years of work experience.
  • Six or more years of relevant work experience.
  • Experience in commercial real estate procedures, laws, and financials as well as associated terms and processes.
  • Analytical and financial experience to create or evaluate spreadsheets or budgets.
  • Experience evaluating technical drawings, surveys, property reports, market data, appraisals or other documents.
  • Experience evaluating property operations and building issues through documentation site visits or detailed site reviews.
  • Experience financial modeling software, systems for managing projects, etc.

Even better if you have:

  • A degree in Business Administration, Real Estate or in a related discipline.
  • Good writing skills and ability to effectively present material verbally.
  • Leadership skills to manage direct and indirect reports as well as influence other teams, including strategic partners to achieve desired objectives.
  • Ability to interface with senior leadership, building occupants, landlords, buyers and other contacts in the daily management of projects.
  • Ability to work well with other corporate disciplines such as Tax, Legal, Risk Management, Environmental Manager, Security, Lease Administration, Treasury and Accounts Payable.
