What you’ll be doing...
The Eng III Spec-Operations Engineer is responsible for the oversight, budgeting, and planning of all critical maintenance, troubleshooting, repairs or arrangements for repairs of all building operating systems on the site. Must have reliable transportation and be available for after hour emergency calls. Provide support for the operation and maintenance of mechanical, electrical, and plumbing equipment, along with all miscellaneous building systems. Will be required to assist with budget development, monthly reports, and conduct annual reviews.
The engineer must be conversant with the maintenance and upkeep of industrial buildings in areas such as: mechanical, electrical, HVAC and plumbing systems. Additionally, the engineer should have working knowledge of mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. The engineer must be able to coordinate with internal/external vendors for all project related activities.
- The engineer is expected to perform his/her duties with minimum supervision, and participate in cross-functional projects as scheduled. The engineer works with the team to troubleshoot, upgrade, and administer multiple systems.
- The engineer will coordinate and oversee all equipment installations and upgrades. He/she will also be responsible for the oversight and management of building floor plans and people space allocations, electrical switch gear, UPS systems, chillers, generators, HVAC systems, back up battery power, and other equipment associated with data centers.
- The engineer will be familiar with and ensure compliance with applicable codes, federal, state and local regulations and company directives relating to building operations.
- Oversee and schedule general preventative maintenance on the mechanical, electrical, HVAC and plumbing systems. This involves coordinating and managing the following activities: normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, indicator lights, etc.), and periodic testing of the equipment. These systems include, but are not limited to; air handling units, re-circulating air systems, water pumping systems, cooling plant and plumbing system components. Also oversee general building maintenance inspections as needed.
- Ensure the proper utilization of building space by commissioning appropriate studies, managing seating charts, and monitoring facility usage.
- Prepare and maintain maintenance logs and records though online preventative maintenance and work order software systems.
- Coordinate contractor, tenant and management approvals for work that require the use of an outside contractor. Maintain log of work order details.
What we’re looking for...
You’ll need to have:
- Associate’s degree or two or more years of work experience
- Three or more years or relevant work experience
- Willingness to be on call.
Even better if you have:
- Bachelor’s degree in areas of: general engineering, electrical engineering, building management, construction, or operations management.
- Three or moreyears of building operations or general engineering experience.
- Ability to handle multiple projects and make critical decisions.
- Proficient with computers and basic email functions.
- Ability to complete required safety classes that pertain to specific job duties.
- Demonstrated knowledge of data center systems and electrical power.
- Ability to successfully handle multiple priorities simultaneously.
- Strong vendor coordination skills.
- General knowledge in the use of electronic and power test equipment.
- Working knowledge of Microsoft Office, Power Point, Visio, MS Project, Excel, and Outlook.
- Ability to work flexible hours and support on-call duties and shift work.
- Advanced experience working with Eaton Switch Gear equipment, ASCO ATS gear, Square D and Eaton breakers, Trane Centravac Chiller systems, Trane air handlers, MGE UPS systems, Liebert CRAC units, DC power systems, and Caterpillar generators.
- CFC certified.
