What you’ll be doing...

An an Engineer III Real Estate/Regulatory is responsible for negotiating leases or amendments, working with legal counsel, and engineering, and HQ for small cell projects (initial builds and modifications to existing locations). You will interact with other departments, landlords, community officials, consultants and outside legal counsel to resolve site development issues is required. Provide guidance to the regional network teams concerning lease agreements. Facilitate meetings between municipalities and regional engineering teams.

  • Lead multiple small to medium projects or one large project.
  • Interface with City permitting officials and/or departments of public service.
  • Facilitate meetings and compose presentations.
  • Perform project management activities-Maintain project tracker and facilitate area wide project call.
  • Develop resolutions to complex problems that require the use of creativity and makes decisions that impact projects and Region.
  • Review and interpret Master agreements.
  • Work with legal to review and amend agreements.
  • Interpret and understand VZW policies and procedures and effectively communicate them to third party vendors and internal network teams.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Understand leasing agreements.
  • Review proposed agreements and work with legal and management to interpret and evaluate agreements.
  • Identify and resolve network critical or site critical issues requiring immediate escalation to the management team.
  • Provide guidance and feedback to network leadership regarding Master Agreements
  • Successfully negotiate and work with all types of Landlords and their agents, and vendors in order to preserve the Company’s rights and meet the Company’s contractual and regulatory obligations.
  • Cold call municipalities and utilities.
  • Interpret and understand VZW policies and procedures and effectively communicate them to third party vendors and internal network teams.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Collaborate with HQ RE/Regulatory in the negotiation of national agreements.

What we’re looking for...

You’re an experienced project manager who is organized, efficient, and detail oriented with the ability to see the big picture. You can work effectively with a variety of stakeholders, even in challenging situations. You’re driven to solve problems and overcome hurdles, and you approach every situation with a can-do, team-player attitude.

You’ll need to have:

  • Bachelor’s degree or four or more years of relevant work experience.
  • Three or more years of relevant work experience.
  • Willingness to travel.
  • A valid Driver's license.

Even better if you have:

  • A degree.
  • Experience managing large cross-functional small cell projects and programs.
  • Five or more years of experience in Wireless/Cellular/Telecom technologies.
  • Three or more years of experience in managing large cross-functional or enterprise-wide projects.
  • Ability to influence organizational direction and departmental initiatives.
  • Leadership, problem solving and negotiation skills.
  • Excellent verbal and written communication skills.
  • Organization skills and ability to manage multiple, often conflicting priorities to successful completion.
  • Experience making independent decisions based on policies, practices and project requirements.
  • Ability to be resilient and tenacious during tough assignments.
  • Knowledge to understand a project’s technical breadth.
  • Knowledge with a variety of network concepts, best practices, and procedures.
  • Experience using the full suite of Microsoft Office.
